Yes, you can house sit in Chiang Mai.

But don’t build your entire Thailand plan around finding a continuous stream of sits.

Chiang Mai has genuine house- and pet-sitting opportunities, from central condos to large rural homes, but it is a smaller market than places such as London or other major European house-sitting destinations.

Used strategically, though, house sitting can make Chiang Mai an extremely inexpensive place to spend several weeks or months.

Are there house sits in Chiang Mai?

Yes.

At the time of this guide’s October 2026 update, TrustedHousesitters was showing active or recently filled Chiang Mai-area sits including:

  • a central condo near the river and Night Bazaar
  • a home in San Kamphaeng
  • a rural four-acre orchard
  • homes with pools and gardens
  • larger countryside properties

Sits ranged from a few nights to more than two weeks, with both cats and dogs represented.

This matters because “Chiang Mai house sitting” can mean two completely different lifestyles.

One sit may put you in a condo where everything is minutes away.

Another may put you in a beautiful house where you’re effectively stranded without a vehicle.

The first thing I check: location

After more than a decade of house sitting, I would check the exact location before getting excited about the house.

Especially in Chiang Mai.

Ask:

  • Can I walk anywhere?
  • Is Grab realistically available?
  • Do I need a scooter?
  • Is a car provided?
  • How far is the nearest supermarket?
  • How far is the vet?
  • What happens if the pet needs emergency care?
  • Am I actually in Chiang Mai or 40 minutes outside it?

Some Chiang Mai-area sits are in places such as Hang Dong and San Kamphaeng rather than the central city. TrustedHousesitters currently groups a number of these opportunities under the broader Chiang Mai area.

What kinds of sits appear?

The Chiang Mai market tends to include a mixture of:

  • expat homes
  • condos
  • houses with gardens
  • rural properties
  • cats
  • dogs
  • occasional larger groups of animals

If you’re only willing to care for one indoor cat in Nimman, your options will obviously be much smaller than if you’re flexible.

Is Chiang Mai good for first-time house sitters?

It can be.

A central condo with one cat could be an extremely easy introduction.

A rural home with dogs, a pool, garden, vehicle and multiple household systems is a completely different job.

Do not choose your first sit because the house photographs look amazing.

Choose it because you’re confident you can handle the responsibilities.

How much can house sitting save?

Accommodation is normally one of the biggest items in a Chiang Mai budget.

If you would otherwise pay 15,000 THB for a monthly condo and house sit for two weeks, the potential accommodation saving is significant.

But I wouldn’t calculate the saving as simply:

14 free nights = profit.

You may have:

  • transport costs
  • membership fees
  • extra travel between sits
  • pet responsibilities that limit day trips
  • gaps where you need paid accommodation

House sitting works best as part of a travel strategy, not as a fantasy spreadsheet where accommodation magically becomes zero forever.

Is house sitting free?

Generally, you exchange pet/home care for accommodation rather than paying the homeowner rent.

House-sitting platforms normally charge a membership fee.

There can also be travel and transport costs associated with reaching the property.

Always read the individual agreement and listing carefully.

Chiang Mai vs Europe for house sitting

If your main objective is to house sit constantly, Chiang Mai would not be my first choice.

Major UK and European markets generally produce far more opportunities.

Chiang Mai works better as:

I want to spend three months in Chiang Mai, and if I can house sit for three or four weeks of that period, even better.

That’s a sensible strategy.

Can house sitting make expensive areas affordable?

This is where house sitting becomes much more interesting across 50+ Nomad generally.

The benefit is not just “free accommodation.”

It can change where you’re able to travel.

In Chiang Mai, where rent is already relatively inexpensive, the financial difference is useful.

In somewhere such as London, Paris or coastal Europe during high season, it can completely change the viability of the destination.

House sitting after 50

Age can actually be an advantage.

Homeowners are trusting somebody with:

  • their home
  • pets
  • keys
  • possessions
  • sometimes vehicles

Reliability matters.

Experience matters.

Being able to show that you’ve successfully managed homes, animals and unexpected situations matters far more than trying to look like an adventurous backpacker.

What I would check before accepting a Chiang Mai house sit

  • exact location
  • transport
  • air conditioning
  • internet
  • pet routine
  • vet details
  • number of animals
  • medication
  • sleeping arrangements
  • cleaning expectations
  • garden/pool duties
  • scooter or car requirements
  • dates and arrival handover
  • smoke-season implications
  • emergency contacts

And I would get the practical arrangements clear before booking flights around the sit.

Can I work remotely while house sitting?

Usually yes, assuming the homeowner is happy with the arrangement and the property has reliable internet.

But pets come first.

If a dog needs three long walks a day, medication at noon and cannot be left for more than three hours, that affects your working day.

This is why the best house sit is not necessarily the fanciest house.

It is the one that fits your life.

Where can I find house sits in Chiang Mai?

TrustedHousesitters currently has a dedicated Chiang Mai section with both city and surrounding-area sits.

As 50+ Nomad develops, we’ll also compare house-sitting platforms and look at where sits are most available by destination.

Frequently asked questions

Can you house sit in Chiang Mai?

Yes. House and pet sits are available in central Chiang Mai and surrounding areas.

Are there enough house sits to live in Chiang Mai for free?

I would not rely on that. Supply is too limited and unpredictable to assume continuous accommodation.

Do I need a scooter?

For some sits, absolutely not. For others, transport is one of the first questions you need to resolve.

Are Chiang Mai house sits mostly dogs?

Both cats and dogs appear regularly. Rural homes may involve larger numbers of animals.

Is house sitting worth it in Chiang Mai?

Yes, particularly if you’re already planning a longer stay and treat house sitting as a way to reduce accommodation costs and experience different parts of the area.
