For most newcomers, the best areas to live in Chiang Mai are Nimman, Santitham and the Old City.
But the best neighbourhood changes completely depending on whether you want walkability, nightlife, local life, a large house or somewhere quiet.
The most important question is this:
Will you have your own transport?
Chiang Mai has no comprehensive mass-transit system. Central areas can be relatively easy without a scooter, while life farther out can become very inconvenient without one.
Chiang Mai neighbourhoods compared
| Area | Best for | Walkability | Cost |
|---|---|---|---|
| Nimman | Convenience, remote work | Very good locally | $$$ |
| Santitham | Value + central location | Good in parts | $ |
| Old City | Culture, walking | Good | $$ |
| Riverside / Wat Ket | Quieter city life | Mixed | $$–$$$ |
| Chang Khlan | Convenience, Night Bazaar | Good in parts | $$ |
| Hang Dong | Houses, space | Poor | $–$$ |
| Mae Rim | Nature, houses | Poor | $$ |
Nimman
Best for: newcomers and living without a scooter
If you want Chiang Mai to be easy from day one, Nimman is difficult to beat.
You have:
- cafés
- restaurants
- coworking
- Maya shopping centre
- gyms
- supermarkets
- modern condos
- Grab everywhere
Current 2026 property guides identify Nimman as the strongest option for digital nomads and put typical furnished one-bedroom rents considerably above cheaper local areas.
The downside
It is busy.
It is also one of the least Thai-feeling parts of Chiang Mai.
Some people love being able to walk out of their condo and have everything nearby.
Others arrive in Thailand and wonder why they’re surrounded by smoothie bowls and laptops.
50+ Nomad verdict
Best first base in Chiang Mai.
Especially if you don’t want to ride a scooter.
Santitham
Best for: better value close to Nimman
Santitham is immediately north-east of Nimman and is often considerably cheaper.
It feels more local and less polished.
There are good cafés, cheap restaurants and plenty of apartments.
Many parts are within easy reach of Nimman, Maya and the Old City.
The catch
Santitham varies enormously street by street.
One apartment can be in a very convenient location.
Another can leave you walking along unpleasant roads every time you want to go anywhere.
50+ Nomad verdict
Probably the best value central neighbourhood.
Check the exact pin on the map before booking.
Old City
Best for: walking, temples and character
Chiang Mai’s Old City sits inside the moat.
It is full of:
- temples
- cafés
- restaurants
- massage shops
- markets
- guesthouses
- smaller hotels and apartments
You can do far more on foot here than in many other parts of the city.
The catch
If your idea of comfortable long-term living is a modern condo with a large pool and gym, the choice is more limited.
Traffic around the moat can also be irritating.
50+ Nomad verdict
Excellent for a first month or anyone who values atmosphere over a shiny condo.
Riverside and Wat Ket
Best for: quieter, more grown-up Chiang Mai
Cross east of the Old City towards the Ping River and the atmosphere changes.
There are attractive residential pockets, restaurants and larger properties.
It can feel calmer than Nimman while remaining close to the centre.
The catch
Walkability depends heavily on the exact location.
50+ Nomad verdict
One of the first areas I’d consider if Nimman feels too busy or young.
Chang Khlan and Night Bazaar
Best for: central convenience
Chang Khlan sits south-east of the Old City around the Night Bazaar area.
There are hotels, condos, restaurants and easy access to the centre.
You can live here without being dependent on your own vehicle.
The catch
Some parts feel touristy and busy.
50+ Nomad verdict
Underrated if convenience matters more than being surrounded by the nomad scene.
Hang Dong
Best for: houses, gardens and space
Head south-west out of central Chiang Mai and the housing changes dramatically.
Instead of small condos, you’ll find:
- houses
- gated developments
- gardens
- pools
- quieter streets
- much more space
It can also be excellent value.
The catch
Transport.
Hang Dong is not somewhere I would casually recommend to somebody planning to depend entirely on walking and Grab.
50+ Nomad verdict
Excellent once you know Chiang Mai and want a proper home. Poor choice for a first month without transport.
Mae Rim
Best for: nature and quiet
Mae Rim is north of Chiang Mai and feels very different from central city life.
Think more:
- mountains
- houses
- gardens
- quiet
- nature
and less:
- café hopping
- coworking
- walking everywhere
50+ Nomad verdict
Beautiful lifestyle choice if you have transport and actively want to live outside the city.
Where should you stay without a scooter?
My shortlist would be:
- Nimman
- Old City
- carefully chosen Santitham
- parts of Chang Khlan
- parts of Riverside / Wat Ket
The exact address matters more than the neighbourhood label.
A condo advertised as “Nimman area” can still be somewhere you don’t particularly want to walk from.
Best area for digital nomads
Nimman is still the obvious answer if remote work and meeting other international residents are priorities.
But if you already know Chiang Mai, Santitham often gives you most of the advantages for less money.
Best area for people over 50
There isn’t one.
I would choose based on lifestyle:
Want everything easy: Nimman
Want value: Santitham
Want character: Old City
Want quieter city living: Riverside / Wat Ket
Want a house: Hang Dong
Want nature: Mae Rim
Best area for one month
Nimman or Old City.
Don’t complicate your first stay.
Best area for six months
Once you know your routines, expand the search to Santitham, Riverside, Wat Ket, Chang Khlan or outer areas.
A neighbourhood that is perfect for a holiday is not necessarily the neighbourhood you’ll want after six months.
